It possibly needs renovating so you will you need planning, building regulations, approvals prior to starting work, and after all that ... will it add value? Endless possibilities and questions!

There are lots of variables; some practical, some emotional. However the time to work all of this out is BEFORE you commit financially to a project. This is the time to ask these questions and for a modest financial investment at the very start of the process, well, it could save you thousands of pounds in the future.

Project Management & Co-ordination of the Design & Planning Process

You are now the proud owner of the property, whether it is an apartment, flat, office conversion or a house, and you want to renovate it.

We work with design professionals throughout the process and review the various options and revisions proposed to ensure that they're in line with your requirements.

Our job is to liaise on your behalf with the design professionals throughout the process and to review all versions of the drawings and documentation before they get to you to ensure that all changes you have requested have been adequately addressed and incorporated into the design where possible. We also look for smart ways to save you money through simple design changes which will not adversely impact the overall feel of the design concept but that might improve the functionality of the finished home, from larger structural changes to solutions on the design and layout of your kitchen or bathroom. We can also provide advice on various measures that can be implemented to make your home more sustainable and energy efficient including consideration of the selection of materials and energy efficient appliances.

And, we will work with you to prepare all detailed documentation that is required to seek tenders from builders. This is a critical stage as it minimises the risk of costly variations throughout the construction phase.

Construction Management

You've decided on your choice of design. Now you need to pick your builder. You'll need to seek out tenders and engage a builder. Here's what you need to consider:

  • Do I need a contract?
  • What are their payment terms?
  • Should I put in terms, for example - a penalty clause?
  • What insurances/warranties do they have and are they sufficient to cover the work that you want them to do?
  • Do they provide post project/renovation warranties?

This service includes:

I manage a full spectrum of projects for private investors. These can cover quite a range starting from a quick and simple cosmetic renovation in order to prepare a property for sale or to increase its rental value to larger projects. Many of these larger projects are significantly more complex such as transitioning an office space into individual apartments. Many of these buildings are beautiful but old, often carrying complexity or change orders on them. Some projects require demolition, subdivision and rebuild, which then requires design, planning & construction skills. We can manage these processes for you.
